Conceptual Plans
This is the phase where form begins to surface. From hand sketches to digital drawings, we explore multiple paths the project could take-shaping layout, style, and multiple components into a handful of distinct directions. Each concept is an offering: a considered possibility that allows the client to see, feel, and choose the way forward with clarity.
Project Development + Consulting
If you already have an architect or designer, we can join the design process as a collaborator-grounding ideas in the rhythm of materials, labor, and real-world constraints. Our consulting work brings the perspective of the builder into dialogue with the architect, designer, and homeowner helping ensure that what is drawn can also be made with precision, clarity, and care. Where needed, we provide supplemental design work, filling in the missing pieces so the project is complete in both spirit and detail and ready to bid.
Survey + Topo Mapping
Through precise documentation, our surveyors map the land and existing structures, registering the site’s unique contours and conditions. This step grounds the future design work in reality, ensuring each decision responds to place with informed clarity.
Design Specifications
When choosing materials and finishes, conceptual ideas begin to take on weight, texture, and feeling. Together, we meet around our material sample archive, exploring finishes, fixtures, hardware, and design details that will shape the experience and feel of the space. Value Engineering
Value engineering is a space for assessment and adjustment. For looking again. We review the original plans and work to understand where form and cost meet and where they don’t. Through careful edits-material shifts, scope adjustments, etc.-we shape a version of the project that holds its original spirit while fitting more comfortably within your means.

Vision is the intention that guides the design process-a gathering of hopes, needs, and dreams into a clear thread. Here, we listen deeply to your aspirations, weaving them with respect for space and material into a shared direction for your project.
Construction Documents + Permitting
The construction document phase is the careful shaping of intention into form. Where conceptual drawings become precise instructions for construction. Engineering documents and permit requirements are woven into the conceptual documents, ensuring the build can begin with confidence, clarity, and compliance.
Fixed Price Bid + Construction Contract
As the final design settles into form, we present a fixed price bid that holds the full measure of the work ahead. One price, tied to a detailed scope of what will be created and included. This fixed price bid is a quiet promise-a way to bring certainty and trust before the first tools meet the material. It honors the client’s need to walk forward with clear expectations, free from unexpected turns. Once accepted, the fixed price bid is rolled into a construction contract and once signed, the process of planning and construction begins.
